Specialty properties appeal to a unique subset of buyers. You may be selling a luxury or historic home, an off-grid property, a massive equestrian ranch, or some other type of property that doesn’t fit the general public’s must-have checklist. But, that’s okay, because specialty real estate has buyers too… you just need to know how to find them.


At United Country Real Estate Western Land & Lifestyle Properties and through my personal brand, Colorado Country Broker, I have a variety of real estate marketing strategies running simultaneously to ensure that all of my property listings, from standard in-town homes to luxury homes on hundreds of acres, are visible to respective, interested buyers. Even in a seller’s market, it can be frustrating to watch your specialty property sit on the market while other homes fly off in mere days. However, we’re working hard behind the scenes to match your specialty property with the perfect buyer. Here are a few of the real estate marketing strategies we have in place.


Reaching Niche Property Buyers

Specialty property buyers often come from out of state, so they can’t drive by a “For Sale” sign. Instead, they’re using the internet, email, social media, and other mediums to sign shop remotely. We can reach these buyers organically and through paid marketing campaigns.


Search-Engine Optimization

We first reach niche property buyers through a network of websites that are optimized to show up when these buyers search specific terms that apply to the property in question. For example, if you’re selling a luxury Colorado horse property, we make sure to include “Colorado horse property” in everything we post about your listing. Combined, these websites get over 2 million monthly visitors. 


Targeted Campaigns

We also run targeted ads and campaigns in places where we know potential buyers exist. For instance, to add to the horse property example above, we may also reach buyers through print ads in publications like Chatter Magazine or Cowboys & Indians


Additionally, we leverage buyer databases that include information about people who have previously inquired about specific property types. To these contacts, who have already been vetted, we may send an email or a postcard about the new equestrian property listing. 


Marketing the Lifestyle

The saying “show, don’t tell” is incredibly relevant to real estate listings. As much as potential buyers care about the specs of a given property, they care more about what they can achieve by owning it. Every property has a story to tell, and we use video, photography, and writing to truly capture the opportunities it presents.


Furthermore, we’re constantly marketing the Western Colorado lifestyle to amass a following of potential buyers who may be interested in our current listings and those in the future too. Just because we don’t have a listing that suits someone’s needs now doesn’t give us an excuse to avoid posting information and resources that nurture wherever they are in the buying process.
