Selling real estate is all about visuals. Potential buyers find a home by browsing pictures on a listing website. If they are really interested, they drive past the property for a quick view. Then, those who are still interested schedule a showing to see the property in all of its glory.
Let’s go a little deeper and assume a 50% conversion rate during each step of the process. 40 people see the listing online, 20 decide to drive past it, and 10 schedule a showing. What if I told you there was a different step that could streamline the process from seeing the listing online to scheduling a showing within the same hour? Video marketing.
Real estate video marketing is pivotal for brokers in terms of real estate promo videos, thought leadership opportunities and showing off the lifestyle you’re selling. In 2020, 93% of brands reported acquiring a new customer because of a video on social media. Your real estate videos can do the same.
Here are the reasons I believe every real estate broker should take advantage of video marketing in 2021.
Video Gives Buyers a Better Look at the Property
If buyers have already seen a video of the property before they book a showing, the video is pre-qualifying the leads because they already have a much deeper understanding of the property than pictures alone can curate. In a video, you can showcase the floorplan of the home, an aerial view of the acreage, and take buyers through the front door as if they were actually touring in person.
Just like real estate brokers who use video to vet their leads, buyers use video research to vet properties before they invest their time in exploring something that might fall short of expectations. Studies show that 50% of buyers find their new home online, 51% of property shoppers use YouTube as their number one research platform, and 84% of new homebuyers say the information they found online was crucial for their research.
Video Makes Brokers More Accessible
Selling or buying a home or property is one of the biggest financial decisions you will make in your life, and I can only hope that you wouldn’t trust just any real estate broker with your assets or money. So how do knowledgeable, trustworthy brokers set themselves apart?
Filming videos is a great way for real estate brokers to level with potential clients, and having a healthy mix of videos on your real estate YouTube channel or website showcases a bunch of skills. Promo videos show potential sellers that you know how to market properties and give buyers an inside look at what’s for sale. General educational videos teach buyers and sellers how to optimize their goals and make the most of the market. Finally, lifestyle videos illustrate what living in that area is really like beyond just the property itself.
Video Sells The Lifestyle
It is very important for people to believe in what they are selling. Just like you wouldn’t buy steak cooked by an avid vegetarian, nobody should buy properties from a realtor who doesn’t advocate for the lifestyle it affords.
I am not only a real estate broker in Western Colorado, but I am also a huge fan of living in a small town, owning property, growing crops, raising animals, and enjoying Western Colorado’s bountiful outdoor recreational activities on the weekends. I can’t think of a better way than video to share this experience with those looking at homes for sale on the Western Slope of Colorado.
